1) Security Deposit. (This amount is the same amount as one month’s base rent). This is a potentially refundable charge paid by the tenant who fulfills all terms and conditions of the lease agreement. The security deposit is due at lease signing.
2) Non-Refundable Lease Admin Fee: $500.00.This fee is based in part on the internal costs incurred by the Property Management Company for lease administration, as well as the ongoing day-to-day operational expenses incurred. Due at lease start date.
Applicant has the right to provide HighPoint Property Management with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provided HighPoint Property Management with a PTSR, we are prohibited from a) charging Applicant a rental application fee; or b) charging Application a fee for us to access or use the PTSR.
